Social Housing Strategy Tool

The Social Housing Strategy Tool is unlike any of the other databases we produce, offering a top-level strategic overview of the Social Housing sector and facilitating a clear and objective assessment of ‘opportunity value’ for each of your regions.

 

Focal Research has taken what is complex data and sorted it into an easy-to-use and practical format, in order to examine the geographical implications for your business of stock ownership, outstanding Decent Homes work and the size of post Decent Homes asset management and maintenance programmes.

 

Firstly, the Strategy Tool enables you to review either your existing or potential operating regions/sales territories.  You can also assess the consequences of any proposed changes to the regions you currently have in place by the information provided on stock, below Decent Homes status and maintenance spend.

You can take, for example, any operating regions or sales territories and produce for each one an analysis of stock located there, Decent Homes work outstanding and ongoing maintenance spend.  Alternatively, you can compare two regions with each other (as illustrated).

 

For stock analysis:

  • Regions can be compared side-by-side to find out the quantity of stock physically located in each.

  • This information can then be broken down by largest landlords to target within these regions.

                   

For Decent Homes Work Outstanding:

  • Each region can then be further examined to show the number of homes still below the Decent Homes Standard and the estimated cost of related works still to be completed.

  • This information can be broken down by largest Decent Homes programmes in these regions, by named landlord.

 

 

For ongoing maintenance spend:

  • The ongoing estimated spend re. Planned Major Repairs (Capital Spend) and day-to-day repairs and maintenance can be compared for each region.

  • This information can be broken down by largest ongoing maintenance spend, by landlord, within these regions.

 

The Strategy Tool also enables you to review potential business, based on the landlords themselves.

  • You can focus on an individual landlord/Group, or you can focus on all LAs or HAs, or even take, say, the top 50 HAs/Groups, as in the example report below.

  • At the push of a button, you can then apply your regions (whatever your starting point) to show how this information translates across, say, six sales areas or operating regions.

 

This user-friendly database can be interrogated in any way you wish, enabling you to both analyse statistics relating to your current regions, and set up ‘what if?’ situations regarding future regional structures.  This will prove invaluable in the successful planning of your resources for effective management, or for sales and marketing activities, whether you are a product company, a builder/contractor or a service supplier.
